Hartness releases The Vista Homesites for purchase, marking next chapter in community’s growth

May 4, 2026

Hartness Development has officially released homesites in The Vista, the fifth phase of development within the Hartness community, with 62 new opportunities now available for purchase as the next chapter of the 482-acre traditional neighborhood development continues to take shape.

Centrally located within the community, The Vista is positioned near the Grand Lawn and within close proximity to the Village Center and Hotel Hartness, offering residents walkable access to dining, retail, green space, and the community’s extensive trail system. The neighborhood is uniquely situated between the Grand Lawn and a forested nature preserve, with select homesites offering the potential for long-range views toward the Blue Ridge Mountains.

“Each phase of Hartness is intentionally designed to build upon the last, and The Vista is no exception,” said Sean Hartness, CEO of Hartness Development. “This release represents the next step in our long-term vision, continuing to create a connected community rooted in thoughtful design, refined architecture, and a high quality of life.”

The release includes a thoughtfully integrated mix of 62 homesites, comprised of townhomes, village homesites, cottage homesites, and estate homesites. Reflecting the principles of traditional neighborhood development, these homes will be interwoven throughout the neighborhood to create a cohesive and architecturally rich environment.

“The Vista represents a meaningful continuation of what makes Hartness special,” said Joe Barnes, Director of Development at Hartness. “Its central location, adjacency to the Grand Lawn, and connection to our trail system and village core make it one of the most compelling areas within the community. This phase builds on our foundation and elevates it, both in design and in the overall living experience.”

Future residents purchasing homesites in The Vista will have the opportunity to build with one of the preferred builders within the Hartness Builders Guild, a curated group of builders selected for their craftsmanship, attention to detail, and alignment with the architectural vision of the community. This approach ensures a high level of quality and consistency while still allowing homeowners to create residences that reflect their individual lifestyles.

“What sets Hartness apart is the intentionality behind both the homes and the people building them,” said David Robertson, Director of Sales for Hartness Real Estate. “By working with our Builders Guild, buyers can move forward with confidence, knowing they are partnering with builders who understand the vision of the community while still bringing their own expertise and creativity to each home. The Vista offers a range of opportunities for buyers to be part of this community, all within walking distance to the amenities and experiences that define the Hartness lifestyle.”

A defining feature of The Vista will be the introduction of the Showcase Village, a curated portfolio of model homes developed in partnership with select builders from the Hartness Builders Guild. These homes will highlight the architectural character and craftsmanship that define Hartness, while also serving as a hub for community engagement, events, and prospective buyers.

The Vista is one of the most exciting neighborhood releases that Hartness has had to date. Long anticipated and ideally positioned near the heart of everything the community offers, The Vista is already generating strong momentum. Interest is high, with 17 homesites pre-reserved—driven by both Builder Guild model participation and current residents securing their place in this next phase.

Homesites are now available to the public for purchase in limited quantities, with a phased release strategy designed to thoughtfully manage growth and preserve the character of the neighborhood. Initial closings are expected in July 2026 with development expected to continue through late 2027.

As with previous phases, The Vista will emphasize pedestrian-friendly streets, shared green spaces, and a strong connection to the natural landscape, delivering not just homes, but a distinctly elevated way of living.
