Investors acquire North Charleston office buildings for $21 million near new Roper St. Francis hospital
November 5, 2026Atlanta-based SK Investment Group and Charleston-based Weaver Capital Partners have acquired two office buildings in North Charleston for $21 million, positioning the properties to benefit from the development of Roper St. Francis Healthcare’s new $1.2 billion hospital campus.
The acquisition includes Rivergate I and II, located at 4975 and 4995 Lacross Road. The buildings total 116,409 square feet and were 93% occupied at the time of the sale.
The properties are adjacent to the new Roper St. Francis hospital campus, currently under construction and scheduled to open in 2029. The hospital will include a Level II trauma center and represents one of the largest health care investments in the Charleston region.
The investors plan to retain existing tenants while gradually repositioning the buildings to attract physicians, medical practices and other health care-related businesses as the hospital approaches completion.
“The acquisition of Rivergate I & II represents a unique opportunity to acquire well-located assets at the doorstep of a major new healthcare campus,” said Chris Moffett, president of SK Investment Group.
Moffett said the properties offer an established tenant base and opportunities to accommodate growing demand for medical office space and related services.
The transaction reflects the broader economic impact of major health care investments, which can stimulate demand for nearby commercial real estate, professional services and supporting businesses.
For North Charleston, the investment signals confidence in the area’s long-term commercial growth and its potential to become an increasingly important regional health care hub.
SK Investment Group is the investment division of SK Commercial Realty, an Atlanta-based firm specializing in commercial real estate investment, management and brokerage. The Rivergate acquisition marks the company’s second investment transaction in 2026.
Weaver Capital Partners is a Charleston-based commercial real estate investment firm focused on identifying investment opportunities and partnering with experienced real estate operators.
The companies expect the new hospital campus to create opportunities for additional medical and professional services development in the surrounding area.
