Kiawah River, a new waterfront community and the Charleston region’s first agrihood, announced the groundbreaking of its Spring House, a waterfront swim club and first major residential amenity. The announcement follows the second release of Kiawah River’s waterfront homesites and semi-custom homes, villas and cottages to meet continued demand for new residential construction in a waterfront community.
The 9,000-square-foot swim club will serve as a gathering place with a junior Olympic-sized family pool and an adult pool, a full-service kitchen and shaded bar with pool-side dining and programming that caters to a variety of preferences for health, fitness and recreation. In addition to its swimming pools and dining options, the ground floor will feature cabanas, a hot tub, shaded children’s play and activity space, an outdoor fireplace with lounge seating and a lower deck overlooking the Kiawah River.
“Kiawah River’s Spring House will provide a gathering place where connections are fostered between neighbors to create a strong sense of community through inclusivity – a true social network that embraces our sea islands lifestyle,” said Carter Redd, Kiawah River’s managing director.
The Spring House’s name is inspired by the eighteenth- and nineteenth-century buildings traditionally constructed over natural springs that provided a cool, shaded place to store food. The most common outbuildings on farms and other rural landscapes, spring houses often functioned as a milk house or root cellar to store dairy and locally grown produce prior to modern refrigeration.
Designed by Charleston-based Beau Clowney Architects, a member of Kiawah River’s Architect Guild, the Spring House’s second and third levels will include men’s and women’s locker rooms with saunas and steam rooms in addition to numerous fitness programs for individual and group activities, all of which were influenced by Jennie Brooks, founder of Longevity Fitness Charleston. Offerings will include a dedicated weight room, top-of-the-line cardio and group training studios, a spacious porch for boutique fitness classes and ample multipurpose space.
“The architectural inspiration for the Spring House is rooted in Caribbean and Colonial influences along with modern detailing, which allows it to seamlessly blend into the surrounding neighborhood on Jack Island,” said architect Beau Clowney. “By incorporating both open and intimate spaces throughout, this amenity was thoughtfully designed to promote the physical and emotional wellbeing of our residents.”
Charleston-based design firm Jenny Keenan Design will bring the interiors of the Spring House to life with a palette of warm neutrals and pops of color inspired by the natural environment.
“Our vision for the Spring House stems from life along the water at Kiawah River,” said Jenny Keenan. “Using natural materials like teak, bamboo and raffia, we plan to bring the sea islands landscape inside to create a sophisticated yet unpretentious level of comfort that embraces an organic and welcoming atmosphere, making residents feel right at home.”
Spring House construction is expected to be complete in late summer 2021 and will later be joined by the community’s additional planned amenities: a roadside farm stand and market, a chapel and event hall, a riverfront lodge, river view restaurant and an environmental learning center and fish camp.
From completely custom home designs to turnkey floorplans, Kiawah River offers a diverse variety of homes starting at $600,000 up to $2 million and homesites starting at $200,000 up to $750,000. The community has been carefully planned to embrace outdoor living, with only half of the property’s 2,000 acres developed, and the remaining 1,000 acres to remain open green space for the community. In addition to its array of resort-style amenities and services, residents will have access to several launch points for fishing and exploring the pristine Kiawah River and inland waterways.
