LandTech Breaks Ground on Regatta Forest, a “Green-Design” Community in Irmo, SC

IRMO, SC – Construction is underway on LandTech’s newest community, Regatta Forest located on River Road near Irmo, SC.

The collection of 75 residential homesites spanning approximately 27 acres is located just outside the town limits of Irmo, SC at the intersection of River Road and Regatta Road, on a large peninsula that extends deep into Lake Murray near the Lake Murray Dam. Regatta Forest is only a four-mile drive (seven minutes) to the center of Irmo and a 14-mile commute (20 minutes) to downtown Columbia, SC. The property is located adjacent to the historic Saint Michaels Lutheran Church, a well-know landmark on River Road.

Like several other new LandTech communities, Regatta Forest is being developed utilizing sustainable, green community developmental concepts known as Low Impact Development (“LID”) Guidelines. The LID approach to site design reduces stormwater impacts and preserves natural drainage systems and open space through the use of bio-retention systems and vegetated swales. By these methods, LID seeks to reduce the costs of expensive stormwater management structures for municipalities and homeowner associations.

Jim Anderson, head of construction management for LandTech relates, “LID is a new approach to land development and stormwater management that helps protect water resources. Its benefits are reduced impacts on wetlands, streams, and lakes, enhanced water quality, restoration of ground water systems and preservation of open space. With Regatta Forest being so close to Lake Murray, we wanted to utilize LID to minimize the impacts of the development on the lake and simultaneously improve the quality of the storm water and help replenish our valuable ground water system.”

Homebuilders within the planned community include Great Southern Homes and Fortress Builders, two of the largest builders in the Central Midlands of South Carolina. Homes will be priced from the high $200’s, with the first homes ready for occupancy in summer 2016.

Regatta Forest is served by the award-winning Lexington/Richland School District Five and is located within the Irmo Elementary, Irmo Middle and Irmo High school attendance areas. The City of Columbia provides water and sewer service to the property.
