Local Developer announces plans to acquire Brighton Technology Park in Chapin
June 3, 2026Brighton Capital Partners announced plans to acquire the 200 acres in Chapin, currently known as Brighton Technology Park.
According to Brighton Capital Partners President and Lexington County resident, Andy White, the long-dormant development is perfect for a master planned community that will include residential, flex space commercial — including a technology incubator, “village-type” retail, and exceptional amenities to include walking trails, playing fields, at least one pool, clubhouse, and an amphitheater. There is also a site identified for a new Lexington County Library and gardens.
White, who is also President of Lifestone Homes — the builder and developer of Saluda River Club off Corley Mill Road in Lexington — says thoughtfully designed streetscapes – not unlike that in Saluda River Club — will include a dedicated active adult neighborhood, and a mix of housing options likely from the $600s to more than $1M.
To be fully integrated into the new community, approximately 25% of the site – around 40 acres – will be dedicated to commercial and light industrial flex space for the express purpose to promote job creation.
The new Live-Work-Play master planned community in Chapin will be renamed Palatin, with the proposed technology incubator called the Foundry at Palatin.
