NAI Columbia’s John Gregory, PE, CCIM, represented the seller, the Estate of Marie Steele, in the $600,000 sale of a 3.49-acre infill development site located at 401 W. Main Street in downtown Lexington, South Carolina.

“It was difficult decision to let go of the old office, along with the surrounding property at 401 W. Main Street in Lexington, where our father, Dr. James C. Steele, practiced medicine for so many years,” said Tracy Steele. “We’re thankful to John Gregory and his team at NAI for finding someone who appreciated the site not just for its development potential, but also for the historical and sentimental value of the over 100-year-old home. May the new owner and his family form as many happy and long-lasting memories there as my siblings and I did over the many years it was part of our family.”

401 W. Main Street also features an approximate 2,600 square foot structure on the property that potentially qualifies for historic and abandoned building tax credits. The property features a rare development opportunity with road frontage on and direct access to W. Main Street.
