GREENVILLE, SC – A new class A suburban office development will soon be under construction on Rocky Creek Road in Greenville County near the intersection of Woodruff and E Butler Roads. The one acre office development will consist of three office buildings totaling close to 14,000 square feet of space. GRIFFIN Property Solutions based in downtown Greenville is the exclusive commercial leasing firm for the project.

Principal and Broker-In-Charge Mark Griffin stated that after a great deal of due diligence and time deliberating the future use of the site, it was determined that developing the site as office would be the highest and best use. This is due in a large part to recent demand for suburban Class A professional and medical office space in and around the Woodruff Road corridor. Mr. Griffin also emphasized the site’s location to premier retail and restaurants and a high concentration of residential roof tops within a one mile radius as a contributing factor to moving forward with the office development.

The project may be accessed from several points. From Woodruff Road, the site can be accessed from Feaster or Bagwell Roads to Rocky Creek Road. From Butler Road the site will be accessible from the signalized intersection servicing the Galleria @ Woodruff Retail Center through a cross easement. The signalized entry through the existing Galleria center will provide tenants and clients easy access off of and onto Woodruff Road as well as easy access to/from I-385 via E Butler Road. The Galleria is anchored by Batteries Plus Bulbs and Mimi’s Japanese Steakhouse. The developer of record is Abby & Matt, LLC.

Construction is set to begin in early Q3 2016 with the first building delivery projected for Q1 2017. Contact Mark Griffin with GRIFFIN Property Solutions at 864-525-8562 for lease rates or construction time frames.
