Recent commercial real estate transactions from GRIFFIN Property Solutions

GRIFFIN Property Solutions is pleased to announce the following recent commercial real estate transactions:

• Represented the seller Parker Manufacturing Company in the sale of 35 acres of undeveloped commercial land in Greenville County on highway 123. The buyer was not represented. Parker Manufacturing Co. is based in Lumberton, NC.

• Represented tenant Venture Donuts LLC, dba The Donut Experiment, in leasing 1500+- sf of retail space located at 2123 Augusta Street in Greenville. GRIFFIN was the exclusive tenant broker for the Donut franchise based in Anna Maria Island Florida. The Donut Experiment plans several more Upstate locations in the next three to five years.

• Represented tenant Megan Diez Salon is the long term lease of 1850+- sf at the Stone+Main mixed use project. Megan Diez salon will be relocating to expand its services. Megan Diez is an elegant, boutique Manhattan style salon and has been featured in several Greenville business magazines Community Journals and Town Magazine. The new location is estimated to start construction by March of 2016 with an opening of summer 2016.

• Represented seller TVT Development, dba Westwind Inc., in the sale of a previous Burger King building restaurant building and 1 acre of commercial land located in Elberton, Georgia. The buyer was Zainab and Gazi Inc. out of Atlanta and was not represented. Westwind Inc. is regional multi-unit Burger King Franchisee with locations throughout the South Carolina and Georgia.

• Represented seller Hydraulic Specialties Inc. in the sale of a 6,000+- sf industrial facility on three acres on Trammel Road in Spartanburg County just off of Highway 101. The buyer was Nazareth Builders and was not represented. Hydraulic Specialties is a re-manufacturer repairer, and distributor of Hydraulic based products for the manufacturing industry headquartered in Middleville Michigan with East Coast offices in Greenville.

• Represented tenant The Onin Group, dba Onin Staffing LLC, in a long term lease of a 1,200+- sf office suite located in the Pelham Place shopping center located near the intersection of Batesville and Pelham Roads in Greer. The Onin Group is a Birmingham, Alabama privately held group of companies which primary focus is staffing and IT Solutions. Onin Staffing was ranked one of the largest general staffing and industrial staffing companies with over 75 full service branches throughout the US in 2015.

• Represented J Fiore in the long term lease of 1,500+-  sf retail space to The Guitar Shop.

• Represented tenant Abbeville Health and Fitness in the long term lease of 8,000+- sf of retail space located at in the Abbeville Center located 1616 N Main Street in Abbeville.

• Represented seller Kudzo LLC in the sale of 1.7+- acres of office and industrial land located in the Southridge Business Park in Mauldin. The purchaser is Kay-Tee Holdings LLC a subsidiary of Focus Foods and was not represented. Focus Foods is a food broker based in Mauldin specializing in brokering and distribution of frozen foods throughout the southeast. Focus Foods future plans are to construct a facility to handle manufacturing and distribution of it’s own label of frozen foods. No definite dates have been announced.

• Represented tenant C&K Benefits LLC in the lease of a new corporate office headquarters located at 106 Renaissance Circle in Mauldin. C&K is a leading regional sales and training division for Aflac. CK also specializes in corporate benefits and medical, health, and life insurance.

• Represented seller Gary and Arlan Hawkins in the sale of a 5,000+- sf commercial building located at 730 Wade Hampton Boulevard in the city of Greenville. The buyer was CHWS Holdings, LLC. No immediate plans are known for the building at this time.

• Represented seller Darlene Parker in the sale of a 1,500+- sf commercial office building located at 409 State Park Road in Greenville. The buyers were Ann Keese and Hope McCorkle.

• Represented Comer and Vodoor Llc in the long term lease of 4,000 sf of retail space to Ivey’s Furniture located at 1731 E Main Street in Easley. Ivey’s Furniture was not represented. Ivey’s has several upstate locations of which this location will be a showroom expansion to better serve the Easley market. Ivey’s specializes in furniture including living room, dining, bedding, and accessories.

• Represented Patrick Crowe in the lease of a 2,000+- sf office building 4103 Liberty Highway in Anderson. The tenant William Fulghum was not represented.

• Represented Joseph Fiore in a long term lease of 6,000+- sf of retail space to La Palma Mexican Restaurants. La Palma has several locations in the Anderson area.

• Represented Mike Thompson in a lease on a commercial building and a .70+- improved commercial lot located at 9491 Augusta Road in Pelzer. The tenant is Old Hickory Buildings and was not represented.

• Represented buyer Louis Lignos in the purchase of a 3,500+- sf restaurant building and adjacent .6 acre commercial lot located a 6130 Belton Hwy in Belton.

• Represented J Fiore in the long term lease of 1,500+- sf of retail space to Get Right Personal Training which was not represented. Get Right Personal Training is owned an operated by Mikki Campbell.

• Represented J Fiore in a long term lease of 1,500+- sf retail space to Sylvan Learning Centers. Sylvan Learning Centers was not represented.

• Represented C Gibson Jr in the lease of a 3,000+- sf retail building located in Simpsonville, SC to Kidz Kare. Kidz Kare is an after school program which focuses on independence enhancement through child specific developmental programs. Kidz Kare was not represented.

• Represented Beth Rogers in the sale of .5 acre commercial lot located near the intersection of Poinsett Highway and S Parker Rd. The buyer McCall Capital was not represented.
