Red Rock Developments announces third speculative industrial facility at Sandy Run Industrial Park

Red Rock Developments today announced the development of Spec Building 3B, a new 519,792-square-foot Class A speculative industrial facility at Sandy Run Industrial Park in Calhoun County, South Carolina. The project marks the company’s third speculative development within the park and follows the successful leasing and sale of its first two speculative facilities, reinforcing the strength of the central South Carolina industrial market. Construction is scheduled to begin during the third quarter of 2026.
Positioned along Interstate 26 at the recently redesigned Exit 119, Spec Building 3B offers immediate access to Interstates 20, 26, 77 and 95, the Port of Charleston, Columbia Metropolitan Airport/UPS Regional Air Hub and South Carolina’s rapidly expanding automotive and advanced manufacturing base. The location places users within a day’s drive of more than 126 million consumers, making Sandy Run an ideal hub for regional distribution and manufacturing operations.
Designed for today’s modern industrial users, the cross-dock facility will feature 40-foot clear heights, 185-foot truck courts, 98 dock-high doors, four drive-in doors, an ESFR sprinkler system and an 8-inch concrete slab. Expandable automobile and trailer parking, together with build-to-suit office capability, provides flexibility for a broad range of logistics, distribution and advanced manufacturing operations.
The building will be developed on approximately 53.94 acres within the ±760-acre Sandy Run Industrial Park, a fully entitled master-planned industrial park with established infrastructure and utility capacity. Existing users include Zeus, Smart Warehousing and the future headquarters of Blanchard Machinery, with additional development planned throughout the park.

Red Rock’s previous speculative developments at Sandy Run have established a proven track record. The park’s first speculative building was fully leased to Smart Warehousing prior to construction completion and was subsequently acquired by LBA Logistics. The second speculative facility was successfully sold to a global manufacturing company, underscoring continued occupier demand and strong investor confidence in the central South Carolina industrial market.
