Refresco inks deal with RealOp Investments in Tampa

One of the world’s largest independent bottlers has executed a full building lease at 5210 S. 16th Avenue, a RealOp Investments’ asset located in the east side of the Tampa market.

Ryan Vaught and Robyn Hurrell with Colliers International represented RealOp, while Foundry Commercial represented the tenant. The 364,082 square-foot facility will serve as Refresco’s primary warehousing and distribution facility in the Florida region.

RealOp Investments is a real estate focused private equity firm doing business across the Southeast, said Chip Hunt, RealOp’s Vice President of Leasing. The building features 27-foot clear heights, 237 parking spaces, 50 trailer drops and 29 loading dock doors. RealOp purchased the property in May 2019.

The firm has been acquiring properties across Florida in the past few years including two other sites in Tampa: Bay West, an eight-building, 195,558 square-foot office park, and the 134,000 square-foot Grand Plaza Office Center, he said. RealOp also has assets in the Orlando and Jacksonville markets.

Hunt said RealOp has grown from a small firm with a single office in Greenville, South Carolina to a company with 35 employees and offices in Greenville, Charlotte, Raleigh, Nashville and Tampa. The company has more than 50 investments and 340 tenants throughout the Southeast.

“As with all of our projects, we did our due diligence and were very bullish on the physical asset and infill location. Through good in market relationships we were able to capitalize on the continued strength of the Tampa industrial market,” Hunt said. “The Colliers team did an amazing job in guiding this process and it has been a pleasure to work with Foundry and Refresco. We are excited to see Refresco become operational at the building and look forward to the continued relationship moving forward.”
