May 23, 2023

Summit Real Estate Group announced the delivery of Gateway 29. Gateway 29 is a new 248,000-square-foot spec industrial building in Wellford, South Carolina that completed construction in late April 2023. The building is ready for occupancy and can accommodate users from 65,000 square feet up to the full 248,000 square feet.

Cushman & Wakefield’s Kacie Jackson, Brian Young, and Elliott Fayssoux are overseeing leasing for the entire industrial building on behalf of the landlord and developer, Summit, and were retained in January 2022. The commercial real estate services firm is also providing property management with Cushman & Wakefield’s Lori Suchanek leading those efforts.

“Gateway 29 offers the flexibility for users in terms of size, trailer parking and access to many of the area’s industrial draws like BMW and the Greer Inland Port. The building is also located at the Highway 29 and I-85 intersection which is a gateway into downtown Spartanburg as well as the manufacturing in the Wellford/Lyman/Duncan area,” said Brian Young, Managing Broker and Senior Director at Cushman & Wakefield.

Situated at 370 Old Spartanburg Hwy., Gateway 29 offers prime accessibility to Interstates 85 and 26 and is near both the Greenville-Spartanburg International Airport and the Inland Port. The spec industrial building features a clear height of 32 feet, 48 dock doors and two drive-ins, an ESFR sprinkler system, and 2,500 square feet of office space. Additionally, the building has 44 trailer and 145 vehicle parking spaces with the ability to add more parking car and trailer parking and install EV charging stations.

“We are excited to have delivered Gateway 29 to the Greenville-Spartanburg market. The building is flexible in nature with dual access points to the truck court allowing for good circulation. It is located less than 1 mile from I-85 with limited turns. The site has a 1.5-acre side yard that can be utilized for outside storage or additional trailer parking. We have seen early interest from both manufacturers and distribution companies,” noted Mark Billeaud of Summit Real Estate Group.
